Management Service
This is a detailed description of the service ...
1. Tuffins will carry out an initial inspection of the property
and advise on the expected level of rent, any matters that
need attention before the letting can proceed such as repairs,
Landlords Gas Safety Certificate, electrical tests, cleaning,
preparation of inventory, etc.
2. Tuffins will agree the basis of the letting with you, including
such things as rent required, period of tenancy, sort of tenant
required, any restrictions on the tenants such as no pets,
no children etc.
3. Tuffins will arrange to advertise the property in the local
press and/or internet as agreed, may erect "To Let" signs
or posters on the property if you wish, and will accompany
all prospective tenants on viewings of the property.
4. When, in our opinion, a suitable tenant is found the details
of the tenant will be discussed with you and if you agree,
references will be taken up on the prospective tenant and,
if necessary, on a guarantor.
5. If the references are satisfactory, Tuffins will prepare
a tenancy agreement, serve any notices required by law, collect
the first months rent and take a deposit, usually equivalent
to 6 weeks rent, which will be held by us as stakeholders
until the end of the tenancy.
6. If you require, Tuffins can arrange property and contents
insurance and rental warranty insurance which will protect
you against a default by the tenant.
7. Tuffins will carry out a check-in procedure with the tenant,
agree the inventory, if appropriate, read all meters and advise
gas, electricity and water companies and Council tax office
of change of occupier.
8. Tuffins will collect the rent at the agreed intervals,
usually monthly, and remit the rents to you, net of fees,
direct to your bank account within 4 working days of tenants'
rent cheques or standing order payments clearing through our
account.
9. Tuffins will carry out an initial inspection of the property
about six to eight weeks after commencement of the tenancy
and thereafter at about three monthly intervals to ensure
the tenant's compliance with the tenancy terms.
10. Tuffins can, if you wish, deal with all disrepair which
is notified by the tenant or noted on inspection using our
own contractors or your own preferred contractors. We will
inspect on completion of the works and can pay the contractor
from rents received, if sufficient funds are held.
11. Towards the end of the initial term of tenancy Tuffins
will inspect the property and liaise with you regarding the
possible grant of a new tenancy. If a new term is agreed Tuffins
will serve any notices required and will prepare the new agreement.
12. At the end of the tenancy Tuffins will inspect and advise
you whether the tenant has complied with the terms of the
tenancy, deal with the check out and refund the tenants deposit,
less any retention as appropriate.
13. If the property is to be re-let Tuffins will agree the
new terms with you before re-offering the property.
