Block Management

Tuffins provides specialist advice and block management to both resident management companies and private landlords. We’re an established independent company and we also oversee a range of residential property, from listed buildings comprising of four flats, to considerable larger modern mixed-use developments.

We offer value for money with professional backing and we provide an efficient service to suit your requirements and preferences. This is based on a personal, tailored approach; quickly establishing a good and effective relationships between all parties. Tuffins’ team will guide you through the full block management service stage by stages:

  1. Tuffins’ team will carry out an initial inspection of the premises and then discuss the services and support needed with the representatives of the Residents Association or Management Company. This could be gardening, cleaning, lift maintenance, entry phones, insurance, repairs and decorations, swimming pools, laundry facilities and TV systems.
  2. Tuffins will assess budgets of annual expenditure, sinking fund requirements to cover longer term maintenance and the levels of individual service charges, which may vary depending on the terms of the leases of the units. Naturally, we will guide and consult with the Resident’s Association or Management Company.
  3. Tuffins will set up a bank current and deposit accounts, as we will provide individual leaseholders accounts on our computerised system.
  4. Tuffins will handle all contracts with service suppliers, such as gardeners and cleaners, and will pay all invoices and prepare service charge demands.
  5. Larger periodic repairs such as external redecoration, which involve a specification or schedule of works, will be arranged by Tuffins – we will also obtain competitive estimates and supervise contractors.
  6. Tuffins will maintain computerised accounts of income and expenditure received or paid on behalf of the Residents Association or Management Company and will prepare annual accounts to Trial Balance stage for the use of the client’s accounts.
  7. Tuffins will arrange and attend a pre-agreed number of meetings each year with the client, will keep minutes of meetings as required, and circulate information and minutes to all leaseholders.
