Letting with Tuffins

If you prefer to manage your own property, we can help you to find a suitable tenant, check their references and then set up the tenancy. Tuffins’ team will guide you through the letting process, stage by stage. Here’s what we’ll do:

  1. Initially, we will carry out an inspection and advise you about the likely achievable rent, any areas needing attention, such as repairs, a Landlord’s Gas Safety Certificate, satisfactory Electrical Safety Certificate and cleaning.
  2. We will then agree the basis of the letting with you, including a proposed tenancy period, the type of best fit tenant and any restrictions.
  3. Tuffins will market your property on our website and national property portals, as well as the local press. We will arrange a “To Let” sign or posters on the property if you agree, and will accompany all prospective tenants during viewings of the property.
  4. When a suitable tenant has been found, we will complete the references and if required, request a guarantor.
  5. If the references are all clear we will prepare a tenancy agreement, serve any notices required by law, collect the first month’s rent and take a deposit. This is usually equivalent to five weeks rent and will be held under one of the rent deposit schemes.
  6. Tuffins’ team will undertake the check-in with the tenant, agree the inventory where needed, read all meters and contact the gas, electricity and water providers. We will also notify the council tax office of change of occupier.
  7. A copy of the tenancy agreement will be signed and provided by Tuffins, and we will forward the balance of the first month’s rent, minus the agreed fees within five working days, along with contact details for your tenant and meter readings.
