What we charge

Our fees for the management services are transparent and will be agreed before management services commence:

 LETTING ONLY

A fee equivalent to 50% of one month's rent payable under the terms of the tenancy agreement payable on completion of the tenancy agreement, subject to a minimum charge of £375. This fee only applies to our Letting Only service and the same charge will be made on each subsequent re-letting of the property to a new tenant.

If an inventory is required, we will charge £38 per hour for its preparation for furnished and unfurnished properties. Where an inventory has already been prepared by the landlord, a charge of £22.50 per hour will be made for checking this against the contents on check-in with your new tenant.

MANAGEMENT FEE

With an initial setting-up fee of £175 to cover the cost of setting up the account, preparing the tenancy agreement, serving notices and advertising the property, this service is one of the most popular. When the property is let, our fee 12% of the monthly rent. If you have a portfolio of property to manage, we will work out a competitive rate, depending on the scale of support you’ll need.

PREPARATION OF TENANCY AGREEMENT

The initial charge to the client is included as detailed above. 

 PREPARATION OF INVENTORY

We charge £38 to produce an inventory for a furnished property. If an inventory has already been prepared by the landlord, we will charge £22.50 per hour to check this against the contents listed on the inventory. There is no charge for the preparation of a Schedule of Condition for unfurnished properties.

VISITS DURING UNOCCUPIED PERIODS

We don’t charge for visits when the property is unoccupied and being offered for re-letting. If you want us to keep an eye on your house while you’re away or it’s vacant, we can do so at a charge of £30 per visit.

 COURT APPEARANCES

If one of our representatives has to attend Court on behalf of a landlord, a charge will be agreed on a time basis, at a minimum rate of £80 per hour.

EXPENSES 

Our Full Management Fee includes all incidental expenses, such as telephone calls, postage and mileage - no extra charges are made for these items.

TAX RETENTION FEE

A charge of £70 a year, or part thereof, will be made for matters relating to the retention of tax for overseas clients and for dealing with tax enquiries from HMRC under the Taxes Management Act 1970.

SALES TO TENANTS

A charge equivalent to 1% of the sale price will be payable by clients where a sale of a property is agreed with a tenant during the currency of the management by Tuffins or within six months of the termination of the management, whether or not the sale is actually negotiated by Tuffins.

VALUE ADDED TAX (VAT) 

VAT will be added to the above fees and expenses where appropriate at the prevailing rate.
