Full Management

If you don’t have the time to maintain your property, or you work and live too far away, use our Full Management Service. Your property will be managed and cared for by our experienced team, and we will look after your investment. The management will be tailored around your needs and Tuffins will guide you through our services, as follows:

  1. Initially, Tuffins will carry out an inspection of the property and advise on an achievable level of rent, matters requiring attention before the letting can proceed such as repairs, Landlords Gas Safety Certificate, satisfactory Electrical Safety Certificate and cleaning.
  2. We will then agree the basis of the letting with you, including a proposed tenancy period, the type of best fit tenant and any restrictions.
  3. Tuffins will market your property on our website and national property portals, as well as the local press. We will also will arrange for a “To Let” sign or posters on the property if you agree, and will accompany all prospective tenants during viewings of the property.
  4. When a suitable tenant has been found, we will complete the references and if required, request a guarantor.
  5. If the references are all clear we will prepare a tenancy agreement, serve any notices required by law, collect the first month’s rent and take a deposit. This is usually equivalent to five weeks rent and will be held in one of the rent deposit schemes.
  6. If required, Tuffins will arrange rental warranty insurance which will protect you against a rent default by the tenant.
  7. Tuffins will carry out a check-in procedure with the tenant, agree the inventory, if appropriate, read all meters and advise gas, electricity and water companies. We will also notify the council tax office about the change of occupier.
  8. Tuffins will collect the rent for you in agreed intervals, which is usually monthly. We will then pay the rent to you, net of our fees, directly to your bank account within four working days of tenant’s rent cheques or standing order payments clearing through our account.
  9. An initial inspection of the property will be carried out by our team around 12 weeks after the start of the tenancy and thereafter around six monthly intervals to ensure the tenant is complying with the tenancy terms.
  10. With your permission, Tuffins will deal with all repairs when either notified by the tenant or noted on inspection using our own contractors or your preferred contractors. We can even pay the contractor from rent received, if sufficient funds are held.
  11. At the end of the initial term of tenancy, Tuffins will discuss your plans and the possibility of granting you a new tenancy. If we can agree a new term, Tuffins will serve any notices required and prepare a new agreement.
  12. At the end of a tenancy, Tuffins’ team will inspect and let you know whether the tenant has complied with the terms of the agreement, deal with the check-out and refund the tenant’s deposit, less any monies as appropriate.
  13. If the property is going to be re-let, Tuffins will review and agree the terms with you before re-offering it.
